DescriptionGiving to John Toki, for his service and an unspecified sum of silver in advance, his messuage and curtilage in Roberts End (Roberdeshende), between the messuage and curtilage of Richard Adam and the croft of Edmund son of Thomas de Hanley; to be held of the chief lord of the fee and his heirs or assigns, to John Toki and his heirs or assigns, or to any to whom he may wish to give, sell or assign the said messuage with curtilage and all other appurtenances, freely [etc], by rendering, himself and his heirs or assigns to the said chief lord of the fee and his heirs or assigns, 8d per year at the four terms customary in the same vill, namely 2d at each term, for all service, suits of court, aids, pleas and demands. Warranty clause; and if John Baret and his wife, or their heirs or assigns, are unable in any way to guarantee the property, or if John Toki or his heirs or assigns are sued (implacitati) by any claimant for the property, the grantor and his heirs and assigns are bound without any contradiction to meet the costs of a defence (omnes custus impositos pro predicto tenemento defendendo tenemur aquietare) and to provide a property as long and as wide and as well built from their tenement at Picken End (Pikenhende).
